Homes in Las Cruces & Dona Ana County Real Estate Property Taxes One of the most frequent questions that we receive from those considering a move to Las Cruces is: “what are your Property Tax Rates?” I will try to provide the answer to this question in this blog posting. I will also provide answers to the most frequently asked questions about Property Taxes. (Much more information is available on the Dona Ana County Website: http://www.donaanacounty.org or call the County Assessor’s Office: (575) 647-7400.
• Taxable value on real and personal property is 1/3 of the total appraised value. You may be able to reduce that amount by $2,000 if you qualify as the head of household and an additional $4,000 if you qualify as a Veteran. This Value is now your Net Taxable Value. • The amount of Property Tax that you owe is calculated by multiplying that Net Taxable Value by the “Mil Rate” which is based on the “Tax District” in which the property is located. The Table of Mil Rates follows. This results in a Net Taxable Value of $27,333. When multiplied by the Mil Rate for Tax District 02 (0.026801), you owe Property Taxes of $732.55. • NOTE: On Homes with higher Assessed Values the deductions become less significant so you should consider your “in” Las Cruces Property Tax to be $33,333 X .026801 or $893.36 per $100,000 of Assessed Value. • If your home is in the County (03 Las Cruces - out-residential). You should consider that your Property Tax will be $732.49 per $100,000 of Assessed Value. ($33,333 X 0.021975) The most FAQ’s are: • Notification: Property owners are responsible, but in actuality the Title Company that closed the transaction will record the conveyance documents with the County Clerk and notify the Assessor’s Office of purchases and transfers of ownership. • Valuation is set by the County Assessor who determines the current market value by sales of comparable properties. The sales price of all properties are reported when the conveyance documents are recorded. • Once a year, in April, you will receive a Notice of Value from the Assessor informing you of the assessed value of your property for that year. It is an advance notice of what the Assessor has determined your property was worth based upon the prior year’s market. The Notice of Value is not a tax bill. Property Owners have 30 days to file a Notice of Protest with the County Assessor if they dispute the Assessed Value of their property • The Treasurer issues the tax bill each November 1.The first half of the taxes are due by November 10th and are delinquent on December 10th. On April 1st, you will receive a notice of the second half of Taxes due as of April 10th and they are Delinquent as of May 10th.
